Shock and Awe! Is this your reaction when you receive your real estate tax bill? Do you ever wonder if the tax assessor got it wrong? Youโ€™re not alone. In this class you will learn how to evaluate and challenge a residential real estate valuation and tax assessment in a timely manner. We will discuss the initial consideration of a challenge, filing an abatement application with the local assessors, and how to appeal the assessor’s denial (or partial granting) of the application with a statement or petition filed with the Massachusetts Appellate Tax Board (MATB), the state’s tax court. Youโ€™ll leave feeling confident knowing you have the essential knowledge necessary to challenge an assessment. Class hand-outs include guides, forms and other useful resources.

  • Marc Tucker is an attorney in Newburyport who spent 30-plus years at the MATB as Commissioner and Tax Counsel.
  • David Cella is presently the Chief Counsel of the MATB.

One, 2-hour session: Tuesday, 6:00 โ€“ 8:00 p.m.

Greater Newburyport Adult & Community Education (GNACE) is a completely self-sustaining program that is funded primarily from class fees, grants, and private donations. While we operate under the auspices of the Newburyport Public Schools, GNACE receives no public funding from the City of Newburyport or school system.   • Anyone from the Greater Newburyport community is welcome to participate as a student or to become a teacher!
  • Most classes are also available to teens 15 years and over.
  1. If a class is cancelled, a refund or voucher will be given.
  2. Refunds are not given on the day class begins or after a class begins.
  3. If notice of class withdrawal is made within three (3) days prior to the class start date, there is no refund.
  4. In order to receive a refund or class voucher, students must give notice of withdrawal at least 4 days prior to class start date. If you choose a voucher, it may be used anytime for any class and has no expiration date.
  • If, for any reason, the Newburyport schools are closed or cancelled (ie. inclement weather)… GNACE classes will also be cancelled.

  • If a class is canceled, a make-up day will be coordinated with the instructor and students.
  • We do NOT send registration confirmations OR class reminder emails. We kindly ask that you mark your calendar. However, if you register online, the automatic email you receive from Stripe will serve as your registration confirmation.
  • We will contact you if your class is cancelled or sold out.

  2. To participate you need only basic computer skills and a strong internet connection.
